Woodland
Acres

Towering oaks and redwoods, single story ranch homes and a close community tucked between Beechwood Lane and Permanente Creek.

The neighborhood

Explore Woodland Acres with Simon Sahi.

Between Beechwood Lane and Permanente Creek, Woodland Acres lives up to its name. This small enclave of 123 homes began as land within Rancho San Antonio, and Edward Hohfeld held about 100 acres here from 1927 to 1948, planting hundreds of ornamental trees among the native oaks. That planting gave the neighborhood its name and its canopy.

The original homes went up between 1950 and 1957, most of them single story ranches on lots from a quarter acre to an acre, and recent years have brought many thoughtful modern renovations. People who live here feel peacefully tucked away, yet freeway access and everyday shopping sit minutes away. Block parties, an annual community picnic at Montclaire Park and the Woodland Vista Swim & Racquet Club next door give the neighborhood its social glue, and new younger families keep discovering the area.

Tucked inside Woodland Acres sits Toyon Farm, a small townhouse community on Farm Road. About 16 lush acres hold townhomes built around 1973 in a park like setting, with a club house and a pool for residents. County records class the Farm Road homes as condominium townhouses in a planned unit development, and every one of them sits inside the Woodland Acres neighborhood.

Owners here have long loved the easy rhythm of it. The living is largely on one level, the upkeep stays low, and the setting stays quiet and green, all while keeping a Los Altos address and Cupertino schools. Recent Farm Road sales tell the story of that appeal, from about $1.35M in 2019 to about $1.98M in 2021, about $2.22M in 2022 and about $2.5M in 2026.
